CHANDAPURA – South Bengaluru's Growing Pride

Do you think Chandapura is a small sleepy old suburb at the outskirts of Bengaluru? Think again. It is one of the fastest developing area of Southern Bengaluru Metropolitan Region. With its rapid rate of evolving urban district, it will soon resemble a dynamic city if not already begun to do so.

Since a long time, it has been especially famous for its Saturday Market of fresh fruits and vegetables. Customers from far end of the city come all the way here to buy the goods. Half the traffic jam on Saturdays is due to these families who make a happy outing of coming here to stock up on good quality fruits and vegetables and other sundry kitchen items.

Just 6 kms from Electronics City on NH 44, known as Hosur Road, Chandapura is easily accessible and has a huge volume of people plying to this area on a daily basis. Town buses have been always taking thousands of people to and fro. Soon Metro Rail services will be made available to the public. This will greatly enhance the status of the place.

While in earlier times, the primary real estate that was marketed here was only in the form of plots, today it has numerous apartments projects, villa plus plot projects and individual houses. Many have been completed and handed over, and many others under construction, with WIP in various stages. It is not just small builders who have realized the opportunity to grow with starting new projects here, you will also find big brand name developments.

Why is this so? To find out, we need to appreciate a bit of the local geography. It is located in South part of Karnataka and also very in close proximity to the Tamil Nadu border. Both sides are considered as industrial areas, with numerous manufacturing units having set up shop here. (The main reason being to avail of Govt incentives, cheaper labour, and of course the affordable availability of bigger sites to accommodate large scale factories).

On the Karnataka side, Chandapura is considered as an industrial area in Anekal Taluk, and comparable to Attibele, Bommasandra, Electronics City, Jigani, Sarjapura, to name just a few. It is right on the centre of the National Highway which means a big advantage of easy accessibility. Excellent connectivity to landmark neighbourhood areas through public transport including the nearby railway station. In fact, Chandapura is one of the very few places where you will find a state-of-the-art bus terminus.

On the Tamil Nadu side, Hosur which has the celebrated SIPCOT, a traditionally a mammoth industrial town with giants such as Ashok Leyland, Hindusthan Motors, Lakshmi Mills, TVS, Carborandum, etc. having been long established here.

On both sides reputed MNCs, IT companies, software companies, manufacturing & warehousing facilities are fast coming up, adding to the already existing numerous industries there.

Support systems to cater to ever growing households on both sides have been well established here – you will find all civic amenities such as reputed education institutions, healthcare centres, shopping destinations, banks, entertainment points, commercial offices, malls, houses of God, public parks & gardens, etc, are already functioning here. Moreover, it has excellent infrastructure in terms of roads, which is a mark of fast developing place.

It is not without solid reasons homebuyers who prefer to stay in South Bangalore, or in Hosur area, are investing in apartments and plots in Chandapura. Well developed plots, luxury flats and splendid villas such as the ones being developed by Subha Developers has had excellent brand acceptability in the market, and is becoming the preferred investment in Chandapura. The builder has taken full cognizance of the requirements and aspirations of the new-age home buyers and has ensured their demands are met. No wonder Subha reigns supreme in real estate in Chandapura. Far from a sleepy town, it is bustling with progress & modernism, and indeed a great place to work or live.3
